Using this guide as a checklist for selling your home will absolutely make sure your home is ready for showings. This will help bring it's maximum appeal and contribute to getting the best offers. A successful sale of your home depends on your willingness to make it presentable!


  • Pick up any clutter you may have in your front and back yard

  • Make sure the outside lights work, replace any bulbs if need be and clean fixtures of dirt

  • In the colder months shovel and salt sidewalks

  • Mow lawn, weed and fertilize to have a great outdoor impression, if you have dead patched try to re-sod

  • Prune and trim trees and bushes


  • Powerwash driveway to get up oil stains

  • Re-move junk, old tools, etc. 

  • Organize. Put bikes, snowboards, sleds, etc., in an orderly fashion


  • Lubricate doors, cabinets and windows if squeaking

  • Clean mirrors, light switches, handles, top of lights and base boards

  • Make sure walls and windows are clean

  • Clean drapes and blinds

  • Organize closets, stack shoes and/or boots neatly

  • Place colourful plants around house

  • Try not to smoke or have any other unpleasant odors (such as cooking)


  • Clean toilets, sinks and bathtubs/shower and make sure to remove any rust or mildew

  • Clean shower curtains

  • Replace any old looking mats

  • Leave fresh soap and toilet paper

  • Put all toiletries away

  • Clean the ceiling fan


  • Store unnecessary appliances

  • Clean visible appliances inside and out

  • Try to make the counters as bare as possible

  • Store nick knacks and trinkets 

  • Leave fresh soap

  • Store items like paper towers, salt and pepper shakers etc.

  • Remove clutter from the top of the fridge and any magnets and/or notes


  • Bake! The smell of cookies, brownies etc. remind people of “home” and its comforting 

  • Do a light clean

  • Open all blinds/drapes and turn lights on for brightness

  • Place fresh flowers in a visible place

  • Air house out of any odors

  • Pick up clutter and empty garbage cans in all rooms

  • Remove pets from the home

  • Have your thermostat at a comfortable temperature

  • Remove pictures of you and your family and other personal possessions (awards, trophies, mementos), we want people to envision their new home

  • Put all valuables in a safe place

  • In the colder months, if you have any pictures of the outside of the home in the summer time, to show buyers the landscaping 

  • Turn TV’s off and turn on some light music such as classical or jazz on low volume
