The 8 Steps To Home Ownership

I'm going to break down the 8 easy steps it takes to own your own home!

  1. Get Pre-qualified: We have such a wide range of lenders that we can set up a time for them to call you to get you pre-approved for a house. They try their hardest to get you where you want to be price range wise. Also, if one lender can't do it, then we just try another! What one lender can't do, another can.

  2. Find "The One": No matter how many houses we see, we will keep looking until we find the house that you love and want. This part is always the most fun!

  3. Make an Offer: As your agents, we will guide you to make the best offer possible. We have your best interest at heart so we would not get you a bad deal. Also, we can explain any part of the contract to you that you don't understand before making an offer. We also will guide you if there are any counter offers.

  4. Deliver Your Deposit: With every offer, you want to put a deposit with it to show that you are serious about the offer. This is normally 1% of the listing price or $500-1,000. You can get this back under certain circumstances. 

  5. Complete Home Inspection: After you have an accepted offer, you have an inspection period where you can get any and every inspection done at this time. This does come out of your pocket but you want to know if there is anything seriously wrong with house before purchasing it, so it's really beneficial to you. We can supply great home inspectors and help you decided wether to back away or ask for repairs from the seller. We can negotiate these repairs for you. You can also back out at this time if something is too wrong with the house or the seller won't fix it. You will get your deposit back in this case. 

  6. Complete Title Work: At this time you just sit back and let your title company do all of this work. If you don't know any good title companies, we can give you a list of these as well. 

  7. Accept Appraisal: Normally the appraisal comes back around the same price as the agreed upon price, but if its significantly lower, you can renegotiate the selling price. If the seller won't go down, you can get your deposit back at this time and walk away. If the appraisal is good then you accept it and move on to closing!

  8. Closing Day!!!: This is the day where you sit down at your title company, sign a bunch of papers (papers you should have already seen and if not they are all explained to you anyway), and get the keys to your new home!!! -and hopefully a nice present from your great realtor-
